November 2011 Houston Home Sales Update

The Houston Chronicle reported that Houston area homes sales shot up 9 percent in October 2011 from a year earlier. Sales of single-family homes totaled 4,080 in October 2011, up from 3,741 a year earlier, the Houston Association of Realtors said in a monthly report Wednesday. The median price was unchanged at $150,000, an all-time high for the month. October marked the fifth month of sales gains.

Sales activity rose across all price segments. Homes from $150,000 to $250,000 showed the biggest increase with 11.8 percent more sales.

Sales were up 11.5 percent for homes in the $80,000 to $150,000 range; 4.8 percent for homes below $80,000; 8 percent for homes $250,000 to $500,000; and 0.8 percent for homes priced above $500,000 rose.

November 2011 could be another positive month, the association reported. Month-end pending sales for October totaled 3,092, an increase of 9.6 percent from last year.

The inventory of single-family homes dropped to 6.6 months in October from 7.7 months a year earlier, and is well below the national inventory of 8.5 months. The month inventory estimates how long it would take to sell what’s on the market based on the prior 12 months sales activity.

Houston added 66,300 jobs over the last year through September.
